Message Types You May Receive:

You must notify us immediately upon becoming aware of any breach of security or unauthorized use of your account.

Intellectual Property

Our Service may contain links to third-party websites or services that are not owned or controlled by Demetrio Team.

Demetrio Team has no control over, and assumes no responsibility for, the content, privacy policies, or practices of any third-party websites or services. You further acknowledge and agree that Demetrio Team shall not be responsible or liable, directly or indirectly, for any damage or loss caused or alleged to be caused by or in connection with use of or reliance on any such content, goods or services available on or through any such websites or services.

IDX OR MLS Listing Images

Demetrio Team shall hold no liability or responsibility with respect to images and content on the website, and shall be released and held harmless with respect to any problem that may arise from images that are outside the control of Demetrio Team.

In the event of an issue or problem with images or content placed on the Demetrio Team website, which appear as a result of MLS/IDX listings or via any third party, any IDX or MLS LISTING IMAGE legal matters should be dealt with the third party that placed such image or content on the IDX or MLS system.

As such, anyone that is looking for legal compensation shall indemnify and hold Demetrio Team and its affiliates harmless from and against any and all losses, liabilities, claims, charges, actions, proceedings, demands, judgments, settlements, costs and expenses (including, without limitation, fees and expenses of counsel) which any of Demetrio Team or its affiliates may incur as a result of or arising in any way out of Demetrio Team use of the IDX/MLS listings.

Termination & Data Retention

We may terminate or suspend your account immediately, without prior notice or liability, for any reason whatsoever, including without limitation if you breach the Terms. Upon termination, your right to use the Service will immediately cease.

Data Retention Note: Termination of your access to the Service does not automatically result in the deletion of your personal information. Your data is stored in our secure Customer Relationship Management (CRM) system to maintain records of our communication and transaction history as permitted by law. If you wish to have your data deleted from our systems upon termination, you must submit a specific deletion request following the procedures outlined in our Privacy Policy under "Removal and Modification of Account Information."

All provisions of the Terms which by their nature should survive termination shall survive termination, including, without limitation, ownership provisions, warranty disclaimers, indemnity and limitations of liability.

Disclaimer

Your use of the Service is at your sole risk. The Service is provided on an "AS IS" and "AS AVAILABLE" basis. The Service is provided without warranties of any kind, whether express or implied, including, but not limited to, implied warranties of merchantability, fitness for a particular purpose, non-infringement or course of performance.

Automated Data Collection

While we do not currently utilize third-party analytics or advertising tools, our servers may automatically collect standard technical log data (such as IP address and browser type) solely for security monitoring and site stability. These logs are not currently used for user profiling or marketing.

Governing Law

These Terms shall be governed and construed in accordance with the laws of Florida without regard to its conflict of law provisions.

Our failure to enforce any right or provision of these Terms will not be considered a waiver of those rights. If any provision of these Terms is held to be invalid or unenforceable by a court, the remaining provisions of these Terms will remain in effect.

These Terms constitute the entire agreement between us regarding our Service, and supersede and replace any prior agreements we might have between us regarding the Service.

We reserve the right, at our sole discretion, to modify or replace these Terms at any time. If a revision is material we will try to provide at least 15 days notice prior to any new terms taking effect. What constitutes a material change will be determined at our sole discretion.
